Columbia, SC (WLTX) - Upscale student housing is coming to downtown Columbia in the building previously occupied by SCANA.

When the Palmetto Center opened in the 1980's, it brought business to Main Street in Columbia.

But when the power company moved across the Congaree, "It was a major impact on the lunch counters downtown," said Matt Kennell with City Center Partnership.  "It was built as a single tenant building for SCANA but it's really interesting that now almost 30 years later it's being repurposed."

Kennel says the units are excepted to be ready for students in the fall of 2014.

"It's different but welcome. And maybe not expected," said Kennell.  "The fact that we'll have 800 young people downtown that have disposable income and will spend money."

The Palmetto Center building is less than a mile from the USC Campus and will be gutted to make way for it's new tenants.

The developer Core Campus is handling the renovations.

"In addition to bringing the residential, it really helps the office market," said Kennell.  "That's a 400,000 square foot office building that no longer competes with the other offices downtown.  So, it's very good for the office market.  It's just a really exciting time to be downtown."
