Public hearing Tuesday night in Camden to focus on proposed Training Center development

CAMDEN, S.C. — On Tuesday, March 19, the City of Camden Planning Commission will hold a public meeting in the Council Chambers at City Hall at 6:15 p.m. to hear comments on the proposed annexation and development of The Paddocks at Camden.  

When it was initially proposed in late 2023, the development was to include over 700 residential units on 360 acres near the Camden Training Facility on Chestnut Street. Tuesday evening's meeting will focus on 352 homes of varying lot sizes on approximately 153 acres. According to the staff report on the development, the remaining acreage on the site "will remain undeveloped until an amendment to the MPD (Master Planned District) is approved by City Council."

Plans show a breakdown of lot sizes and designations, from smallest to largest:

  • Cottage lots, 52 feet wide, 88 total (dark purple on map)
  • Value lots, 52 feet, 47 total (orange)
  • Move Up lots, 62 feet, 67 total (red)
  • Luxury lots, 72 feet, 103 total  (yellow)
  • Estate lots, 92 feet, 36 total (pink)
  • Flex lots, either 11 total equestrian lots measuring 104 feet or 22 lots measuring 52 feet (blue)

The staff report also notes: "Home sizes would range between 1,500 to 4,500 square feet in size, allowing for families of different income levels to have access to housing options."

Amenities would include a clubhouse, pool, pickleball courts, and walking trails on approximately 45.74 acres of green space, and encroachment into wetland areas would not be allowed.

Currently, both parcels (1128 and 1130 Chestnut St.) that make up the plan sit in a "doughnut hole," and must be annexed into the city of Camden to be included in the project.
